Perched on a limestone bluff overlooking Rochester, Hilltop House offers couples something rare in today’s wedding market: authentic history paired with modern convenience. This 1928 estate transforms into an elegant backdrop for celebrations, but like any venue with nearly a century of stories, it comes with both remarkable strengths and practical considerations worth understanding.

The Historic Charm of a 1928 Limestone Estate

Dr. J.T. Asbury built this limestone country estate in 1928 as his private retreat. Through several ownership changes over the decades, the property served as a guest house, wartime pilot lodging, and bed and breakfast. The city of Rochester has worked to preserve this Mansion’s historic character while allowing modern event use. Today, it operates as both a wedding venue and an Airbnb rental, often hosting families visiting Rochester for the Mayo Clinic.

This dual purpose offers couples a unique advantage. You can actually stay at the property before your wedding to experience the space before making your decision. And, if you are planning a destination wedding, you can even make the house your headquarters for the week!

What sets Hilltop House apart is its deep connection to Rochester’s historic Past. The limestone used in construction likely came from local quarries, possibly Quarry Hill, giving the venue an authentic sense of place. The century-old gardens create an established elegance that feels genuinely rooted in the landscape. During your wedding, the historic house becomes your private retreat, with dedicated spaces for bridal parties to prepare while guests enjoy the grounds.

What Makes Hilltop House Special

This aristocratic house offers something precious in wedding photography: natural beauty without artificial staging.

The view: Located on the top of the hill (like its name already told you), you have a great view of Rochester and Silver Lake, and especially more from the House Balcony!

The Balcony: It’s a nice-sized balcony that we can use for a few images.

The Structure White Tent solves Minnesota’s weather uncertainty. This permanent structure, which has a concrete-waxed floor, accommodates up to 200 guests and can be enclosed and heated when temperatures drop. Unlike temporary tents, it feels intentional and elegant rather than makeshift.

The getting-ready rooms. Such a qualitative getting a room is rare enough to be mentioned. What wedding photographers really love is having a nice, bright space for the bride, groom, and bridal party to prepare. Taking photos in a 100-year-old aristocratic house is a great asset for photos! We especially love the sunroom extension of the bridal suite and the balcony!

Many other rooms. Check all the other guests’ rooms remodeled with style. A lot of opportunity for photos!

The renovated House style: While you would get ready in the bridal suite, the family members and other friends would use the house. This one has been remodeled with a lot of style. The living room areas have wood walls which remind us of cabins, while others are classy with chic furniture.
Each room has a different style, different colors. In some, it’s great for photos!

The Limestone Wall. You will find beyond the mansion, the backyard: an area bordered by a limestone wall. It’s a natural area, mostly in the shade with big trees, that provides an intimate and romantic atmosphere.
Limestone walls have been popular recently. Let’s think about the fancy new venue, Woods & Co. in Pepin, WI.

The numerous options for the wedding ceremony: In the backyard, you have the choice of different places to host ceremonies, depending on which direction you prefer:

  • North: under a wall nut tree, facing north, with a few trees, in front of the limestone wall. That’s the main spot for ceremonies. It works great and is romantic.
  • West: with a large cement patio, a high limestone wall, covered by high trees, and bordered by other tall cypresses.

Notice the wood benches; they can be moved where you want. So, depending on the time you want to set up your ceremony, you can adjust the ceremony site and choose another backdrop. For instance, if you have a brunch wedding with a morning ceremony, you might favor a south-east direction. In this case, you would have the Hilltop House as the backdrop, or, if their view of the house is compromised by the caterer truck, there is another limestone wall facing southeast.

The Patio area. The patio is really great for a small to medium-sized cocktail hour. It gives a feeling of being in a luxurious resort hotel.

The attention to detail. Everywhere your eyes land, you will notice something charming. Whether it is inside or outside, it can be a piece of furniture, a statue, a plant, or just the view of the city. There is a high level of care given to all the details, and we believe that is a sign of quality for a venue.

Capacity and realistic expectations matter here. The venue handles 200 guests comfortably under the tent. But parking caps at 54 cars. This works well for many weddings, but couples expecting large guest counts need to plan shuttle arrangements or alternative transportation.

Photography at Hilltop House

Photos of the wedding day preparations.

The bride will obviously get ready in the Bridal suite and the sunroom. The groom and groomsmen have a dedicated room in the basement. However, I suggest that the groom use another room with natural light to get ready!

Indoor backup for a few couples’ photos.

The interior of the house provides peace of mind during Minnesota weather. While the house remains locked during events, the bride and groom can access interior spaces for a few photos if rain interrupts outdoor portraits.
The living room could also work for wedding party photos.

The Historic Mansion and its limestone walls.

Outdoors offer multiple photography opportunities. The original quarried stone creates texture and depth that photographs beautifully in both color and black-and-white. These walls work equally well for ceremony backdrops and intimate portrait sessions.

Photos under the tent: a great asset.

Photographers love tents. During the day, the ceiling of the tent acts like a giant softbox, creating soft light that bounced in every direction (especially if the floor is waxed concrete like at the Hilltop House). At night, photographers can easily use the white ceiling to bounce their flash, producing beautiful light again. The tent functions like a giant photo studio and makes a good neutral background for your images. What’s more, any color element you add (such as flowers) will stand out against the white.

Photos with Tree: a Challenging scenario, especially during Golden Hour.

The sun passing through tree leaves creates some tiny spots of high-intensity light within dark areas in the shade. That can be very challenging for photography. But don’t worry, there are some solutions: carefully picking the spot (especially for the ceremony) and working with flash.

Another challenge is to take advantage of the golden hour. The property is bordered on the west by the forest, and the sunset happens at the overlook only. If you are lucky, you can still enjoy a bit of golden hour where trees don’t create shade, but don’t expect a large lawn area glowing in the golden hour light. The western-facing positions that are not in the shade (and the house is part of them) capture sunset light, making late afternoon particularly vibrant during a cocktail hour.
Plan your couple’s photos between 4-6 PM for the most flattering natural light. And if you really want to enjoy the golden hour, you might need to consider an additional location for the bride and groom photos.

Photos with the adjacent forest.

Hilltop House connects to Indian Heights Park, which features an open area (not in the shade) with limestone formations similar to Quarry Hill and a few pine trees. The property borders natural areas that stretch toward Assisi Heights and the historic Wilson House (though photography isn’t permitted at those locations).

Proximity of Additional photo spots.

The Hilltop House is located just in front of the Zumbro River and Silver Lake Park, which can be used to add a touch of water.
What’s more, the proximities to downtowns allow you and the bride to use Rochester downtown photo spots.

What could your Special Day Look Like: Sample Timeline

For Saturday weddings with 11 PM end times, this timeline maximizes both photography and guest experience:

  • 9:00 AM: Check-in, vendor setup begins
  • 11:00 AM: Bridal party arrives for preparation
  • 2:00 PM: First look and couple portraits
  • 2:30 PM: Wedding party photos
  • 3:00 PM: Family photos
  • 3:00 PM: Hiding Time
  • 4:00 PM: Ceremony begins
  • 4:40 PM: Cocktail hour
  • 6:00 PM: Reception begins
  • 10:45 PM: Last call announced, guests move toward parking

TIP: Ask your guest to arrive 30 to 45 minutes before the actual ceremony time (make sure to provide beverages), to ensure enough time for them to park in the lower lot and take the shuttle to the top of the hill.

Hilltop House Pricing for wedding (2026):

  • Weekdays: $3,000
  • Friday: $4,500
  • Saturday: $5,500
  • Sunday: $3,500
  • Full weekend: $10,000 (includes 2 nights lodging)

On the price side, the Hilltop House, which can be considered a high-end venue due to its standing, stands among the affordable venues in town. Note the substantial discount applied for Friday and Sunday.

One of the advantages of the Hilltop House is that it provides a lot of amenities (such as chairs), and it also gives you the liberty to choose your own vendors.

Important Limitations:

  • Tent for the reception. Weddings under tents are chic and elegant (and many castles use this option). However, tents can become very warm on a hot, humid day without AC! In such a scenario, the staff would open the side walls of the tent so you can enjoy the air breeze.
  • Tent in bad weather. If you are unlucky and it’s rainy, the eated tent would still work. The ceremony can take place inside. The DJ’s music would cover the sounds of the rain, and the heater would keep you and your guests warm. Flipping the room from a ceremony set-up to a dinner setup, while keeping 200 guests inside, is doable, but might be quite challenging for the staff!
  • Parking: a maximum of 54 cars at the bottom of the hill. A shuttle provides transportation between the bottom and the top. Plan accordingly so your guests have enough time to arrive and be seated before the ceremony.
  • Size of the getting-ready room for a big wedding party: Old house means old standard and limited space (compared to today). Getting ready room would work for most weddings. But if you have a wedding party of 20 people or more, and you want photos of all the bridesmaids getting ready together, then you might want to get ready in a Hotel Suite, such as the Hilton or the Kahler Grand Hotel.
  • House locked during events (City requirement).
  • No open flames or decorative candles. That means no grand exit with sparklers. But luckily, grand exit with bubble works great.
  • April-November season only. Couples looking for a winter wedding would look for an alternative historic option, such as the Plummer House or the Olmsted-managed Floral Hall.
  • You have to clean-up and remove all decorations by 8 AM following day
